We are actively seeking an experienced Maintenance Supervisor to join our dynamic maintenance team.
Reports to: Director of Facility Operations
Supervises: Technician level A, B, & Groundskeeper
Pay Scale: $24.50 to 29.75 (depending on experience)
Schedule: 8:00AM to 4:30PM*
Important Schedule Note: This position is included in the department “on-call” rotation to address maintenance issues that arise after hours, at night, or on weekends. Assistance with mandatory, late-night fire drills may occasionally result in overtime. Participation in winter snow removal efforts, including the "on-call" rotation, is required and may occur after hours or on weekends.
Primary Function:
Supervises maintenance department, assists in the creation of maintenance policies, procedures and work instructions to facilitate and enhance Fairhaven operations and works as one of the team of technicians with regular work assignments and fills in as needed
Essential Functions:
- Oversees the performance of comprehensive maintenance duties inside and outside in compliance with Fairhaven, federal, state and local regulations.
- Develops and implements maintenance schedules and participates as needed in meeting deadlines by working as a Technician.
- Supervises schedules for repair and maintenance by contractors.
- Assists in the development of both short and long-term objectives and written policies, procedures and work instructions that govern the operation of the department.
- Assists in the planning, development, organization, implementation, and evaluation of the department’s programs and activities.
- Trains, assigns, directs, leads, instructs, oversees, disciplines and manages assigned staff under the Director’s guidelines.
- Verifies work completion.
- Notifies supervisor when facilities need further maintenance beyond routine care.
- Oversees Life Safety Code (LSC) inspections and maintenance of life safety equipment.
- Responsible for inventory of maintenance supplies.
- Responsible for proper care, upkeep and use of maintenance equipment and facility vehicles.
- Performs a large variety of tasks designed to assist residents, facilitate operations, maintain property and enhance appearance of and safety at Fairhaven.
- Performs basic skilled trade duties in fields including electrical, plumbing, HVAC, carpentry, small appliance repair, painting and masonry; performs “handyman” tasks and preventive maintenance
- Follows Safety Data Sheets (SDS).
- Reporting unusual resident conditions to supervisor.
- Participates in creating an atmosphere, which allows for the privacy, dignity, cleanliness, safety and well-being of each resident.
- Safeguards privacy and confidentiality of all resident health care information, which includes complying with all HIPAA regulations.
- Acts as a customer service representative and public relations ambassador for Fairhaven with residents, families, vendors, volunteers and other visitors.
- Interacts positively with all residents at all times creating an atmosphere, which promotes a homelike environment.
- Maintains, cares for and safely uses supplies and equipment effectively and efficiently per Fairhaven policies and procedures.
- Maintains sanitary conditions; follows infection control and waste management procedures as they relate to this position.
- Reports incidents of abuse, neglect or a violation of the resident’s rights immediately.
- Protects personal belongings of each resident, reports missing items and assists in attempting to locate them.
- Attends all applicable in-services.
- Completes all duties and tasks as assigned.
Essential Qualifications & Requirements:
Type of work and characteristics of duties require:
- Physical condition allowing for normal activity duties including but not limited to; lifting, bending, twisting, stooping, reaching, grabbing, pushing, pulling, standing or walking an entire shift, use of arms and hands with dexterity, ability to read and understand directions.
- Ability to use many pieces of equipment including power tools, motorized equipment, and vehicles, including a variety of snow removal equipment.
- Able to be on a rotation schedule for “on-call” after hours, nights, and weekends for maintenance issues.
- Able to work occasional overtime after hours, including conducting late-night required fire drills.
- Able to work on the snow crew in the winter, including “on-call” after hours and weekends.
- Ability to communicate in a friendly manner to residents and coworkers in English.
- Ability to pay attention to a variety of details at one time.
- Ability to show warmth, love and compassion and to make residents feel comfortable.
- Comfort in working in a Christian Retirement Center environment.
- Adherence to all regulations specified in the Fairhaven employee handbook, procedures and policy documents.
Other Duties:
- Identifies improvements to processes and recommend changes to management.
- Identifies safety hazards and emergency situations, resolve if possible and / or report.
- Assists the immediate supervisor with various administrative tasks or other related duties to support department operations as directed.
- Performs tasks which are supportive in nature to the essential functions of the job but which may be altered or redesigned depending upon individual circumstances.
- Performs other related duties as assigned by supervisor.
Experience & Education or skills preferred:
- Three years maintenance experience in an institutional facility or CCRC.
- High school or equivalent.
- Two years supervisory experience.
- Trade school completion or associate degree a plus.
- Two years working in a skilled trade a plus.
- Ability to communicate (written and spoken) in English.
- Current valid driver’s license
